One of 3 brand new apartment buildings built and completed within the last 6 months in our awesome suburb, Miro Apartments in Enfield Street is one of our favorites for sure. The apartments are well designed offering a good spread of comfort and functionality. The apartments are extremely well insulated and completed with double glazing throughout + the air circulation system which ensures dry and warm living year round. Most of the 2 bedroom apartments include 2 luxurious and very spacious bathrooms and most also include a massive walk -in wardrobe in the master bedroom. The big contention for owners in the building is whether to be on the South side or the North side of the building. The north side offers a more expansive view and more daylight sunshine but you also have the noise form the trains and construction of the tunnel to contend with. As well if you did not opt for the air-conditioning then it could get very warm in your apartment. The South side offers a very different atmosphere and one that appeals to just as many. It is somewhat cooler because it has less daytime sunshine but offers a tranquil and pleasant tree lined view. Either way during our long Summer days whichever side or level you’re on the spacious balcony’s accompanying all the units will provide great entertaining for all. The bonus to this building is that their is a on-site building manager who is excellent to deal with and very quick at sorting any issues. This will be a great building to live in.


Renting at Miro Apartments:

Originally during the early appraisals we produced for the building in Jan 2019 the 2 bed, 2 bath apartments with a single carpark would easily have achieved $750pw unfurnished but including a Dryer, Dishwasher and in some cases a Fridge. Once the building was completed and CCC issued many of the apartment owners put their units up for rent at the same time. This is a very common issue with newly completed buildings which floods the market with like-for-like products with the expected effects seen in a  typical supply and demand curve. For owners who need to get their apartments rented quickly to cover a mortgage remember that just one additional week the apartment sits empty would equate to a $15pw discount over the year. That is to say price is not the only factor.
